Perda: Land sold cheap due to soil erosion

Shabudin-YahayaGEORGE TOWN: Land in Nibong Tebal was sold cheap to a developer due to bad erosion there, a federal Penang development agency said today.

Penang Regional Development Authority (Perda) Chairman Shabudin Yahaya explained that the area in question was the site of a major development project earlier. Due to the erosion at the site, 107 homes were later abandoned and eventually demolished.

He said the land was close to a river and prone to soil erosion. After conducting a cost benefit analysis, it decided to scrap the remainder of the project.

“We would have incurred a loss of RM10 million if we carried on.

“Hence, we  decided to sell the land. The proceeds will go towards purchasing other tracts of land to be developed for affordable housing,” he said at a press conference in Butterworth today to explain the sale of a 3.4ha plot of land for RM1.4 million.

Shabudin’s explanation comes after Chief Minister Lim Guan Eng accused Perda of selling a 3.4ha plot of land at Kg Tok Keramat near MRSM Transkrian for RM1.42 million when the market value of the land was RM16.6 million.

To this, Shabudin said the RM16.6 million price tag was for surrounding areas.

“If the price was that high, then we will have to build houses costing at least RM400,000 to RM500,000.

“The new land buyer has been required to sell the homes at RM42,000 to RM200,000. This is, of course, subject to the state government’s approval,” Shabudin explained.

He did not explain however how the new developer who bought the land would be able to handle the issue of erosion at the site.

Yesterday, Lim revealed that the 3.4ha piece of Perda land was sold to SYT Prestige Sdn Bhd on July 28, 2015.

Perda was established on June 1, 1983 as an agency to develop Penang under the auspices of the Prime Minister’s Department.

Shabudin, who is also the Tasek Gelugor MP, made headlines recently when he alleged in Parliament that Lim had bought a bungalow in Penang at below the market price.
